Frequently Asked Questions
What exactly is The Shoppes at Concord?
It is a thoughtfully planned, 160,000-square-foot commercial destination featuring multiple buildings, highly walkable open spaces, and premium everyday conveniences. It is anchored by GIANT Food and Club Studio by LA Fitness, providing a central neighborhood location to shop, dine, exercise, and socialize.
What is the history of this development?
Retail development approvals for this specific property actually date back to 2018. In August 2025, a new plan was submitted to Concord Township that featured less overall square footage than the original 2018 plan, operating under existing PennDOT improvements and permits.
Why was a revised site plan submitted in May 2026?
After actively listening to the feedback of the township, environmental agencies, PennDOT, and local residents, we heavily re-envisioned the project. In May 2026, we officially submitted a heavily revised site plan that addresses community feedback, scales back roadway impacts, and increases pedestrian-focused green spaces.
What major changes were made to the project layout in the May 2026 update?
We made significant structural changes to enhance the property’s community feel:
- We completely removed the proposed GIANT Food fuel facility.
- We created a 60-foot separation between GIANT Food and Club Studio.
- This separation allowed us to design a central Community Patio and add beautiful, walkable connectivity features linking The Lawn directly to the patio area.
How will this project financially impact our local schools and community?
The project represents a $69 Million private investment into Concord Township. It will provide a substantial, recurring economic boost, generating an estimated $4.5 Million to $4.8 Million in funding dedicated specifically to support our local schools.
Will this development create new employment opportunities?
Yes. The Shoppes at Concord will become a major local employment driver for the Glen Mills area, creating approximately 400 full-time jobs and 600 part-time jobs upon completion.
Who is responsible for the surrounding roads, and how is traffic being handled?
Both Route 202 and Ridge Road are state-governed PennDOT roads. Alongside our May 2026 site plan revisions, we submitted a fresh, updated Traffic Impact Study and modified roadway plans directly to PennDOT to ensure safe, smooth vehicle progression around the property.
What specific roadway and traffic improvements are included in the new plan?
Our revised infrastructure layout includes three critical updates tailored to ease local driving friction:
- A new left-turn option for northbound Route 202 traffic to safely access the site.
- A scaled-back, reduced widening plan for Ridge Road to lessen structural impacts on the surrounding landscape.
- The complete preservation of the existing, dedicated right-turn lane onto Spring Hill Boulevard.
How are you managing stormwater and environmental runoff on the site?
Stormwater management is a top priority. Our systems have been professionally engineered, designed, and independently evaluated to meet or exceed strict state, Concord Township and Chadds Fords Township standards.
Current stormwater management design plan will achieve a 40% to 50% reduction in peak runoff rates compared to pre-development site conditions.
Who is the developer behind this project, and what is their track record?
The property was purchased in December 2024 by Concord Acquisition LLC, an affiliate of Retail Sites, LLC. Retail Sites has a trusted 20-year history of successfully delivering commercial projects and honoring their commitments to local townships across eastern Pennsylvania. Furthermore, our principal, Robert Hill, brings over 40 years of commercial retail development and ownership experience to this project.
What experts have been brought in to design the site and ensure it handles local conditions?
We have assembled a team of nationally recognized, top-tier engineering, architecture, and consulting firms to ensure every detail is handled with first-class precision. This includes Bohler Engineering for civil and site design, BCT Architects for the multi-building layout, and Bowman Associates alongside other specialized consultants.
Does this project comply with Concord Township’s local ordinances and codes?
Our comprehensive development team is strictly tasked with meeting or exceeding all local environmental, traffic, landscaping, architectural design, and zoning codes. We are committed to a transparent, collaborative review process with Concord Township and other state agencies to guarantee full compliance.
How does this current plan compare to what was previously approved for the site?
The previous approvals for this site date back over seven years to 2018. Our current path focuses on improving upon those prior approvals rather than just building what was grandfathered in. The updated May 2026 plan features less overall commercial square footage, better traffic management, eliminated fueling structures, and significantly more community green space than the original 2018 layout.
What exactly are "The Lawn" and "The Patio," and who can use them?
These are dedicated, pedestrian-friendly communal spaces are designed for guests to relax, unwind, and socialize. By shifting buildings to create a wide 60-foot separation between GIANT and Club Studio, we engineered The Patio as a central community gathering hub. We then added walkable pathways and connectivity features linking it directly to The Lawn, creating a seamless, campus-like feel where residents can enjoy the outdoors without having to drive elsewhere.
